How to Choose a Builder

With the real estate sector on a boom, finding a plot to build a home on might not be a big problem. The problem arises when you have the plot and now want a builder to build that dream home for you. Builders can be found everywhere in any given city. With the number of rogue builders who strip the unsuspecting man off all his hard earned money on the rise, the quality of construction is a very important factor as homes are not built everyday. The following is a list of how to choose a builder for you:

  • First and foremost, from as many builders as you have selected for building your home, get a quote in written from them all. Any builder who gives an unimaginably low quote must be looked at with suspicion.
  • Look for references about the builder that you selected, and ask for the details of their previous jobs. Go in person to see the quality of those constructions. A good builder will always be very eager to show his work and expertise. Anyone who doesn’t can be easily dropped from the list.
  • You can avail a “cash in hand” discount from a few builders, but avoid those who are keen on giving you discounts a every point, as discounts aren’t always possible while building.
  • All builders are usually busy. If some builder says he can start at once, his activities or expertise may be questioned.
  • If some builder avoids paperwork as far as possible, you avoid him immediately.
  • Good builders will take your input and ideas to build your home and discuss in detail about the entire job. If you find any part of the construction plan confusing, clarify it completely. A person who tries to confuse you might not understand your idea, and so is better off your list.
  • Once your building plans are understood, clarify all the paper-works and the payment procedures. Many builders delay construction by citing some reason or the other, and in the mean time, the price for the raw materials rises. They show this as a reason to strip you off as much money as possible. Have the construction deadline on the papers clearly mentioned so that they can’t breach any of the agreements.
