The Bengali land of India, West Bengal had its housing board authority established in the year 1999. It was named as West Bengal housing development board. Though it was launched a bit late, the housing board has come up with some excellent solutions to the homeless living in the state. The transparency and the dedication of the West Bengal housing board made it a very popular government governing body in such less time. As it is known to every one that West Bengal’s capital city, Kolkata (formerly known as Calcutta) is the most populous metropolitan city of India. The city is home for many poor and rich. Less known fact is that majority of the poor population are not possessing a shelter to live in. These reasons have pushed west Bengal government to bring out the housing board. Unlike other states, the housing board of west Bengal from the inception have been concentrating on providing shelter to the weaker sections which is a welcomed prospect. The housing board is sub divided in to two streams where one stream takes care of urban housing requirements and the other stream takes care of Rural housing requirements which is also known as Panchayat and rural development department.
Recently, the housing board of Bengal has come up with a huge venture slated to take shape in the state’s capital city, Kolkata. This new project is planned in an area of 3075 hectares and is estimated to provide shelter i.e. houses for around 0.75 million which is a huge number. The other goodies are that the project is not only hub for residential sectors but is home for many corporate and commercial offices. The residential houses are of three categories based on the budget which were divided in the following manner: LIG, MIG and HIG flats and houses. To provide transport facilities for these township residents, housing board has taken up burden of forcing the government to take the initiative. The housing board has always paid lot of concern to the consumer’s interest and benefit.

Uttar Pradesh is the most populous state of India and also is the third largest state with respect to area. As the population is very dense, the requirement for shelter in urban and rural areas has become the need of the hour for the Uttar Pradesh government. This pushed the government to establish the Uttar Pradesh housing board. Since then the housing board has planned and implemented many residential layouts. The development scheme also was diversified all across the state without restricting itself to a single area or region in the state. The ever-growing population of Uttar Pradesh has always outplayed the production numbers. From past few decades, Uttar Pradesh has been witnessing many economic changes resulting in urbanisation and commercialisation of many cities. There has been a drastic increase in demand for numerous modern houses and apartments/flats. Also the demand is based on the range of prices that can be afforded by sections of society. A trustworthy survey has put forward the number of cities which were 137 only in the state of Uttar Pradesh. These 137 cities have been receiving services directly or indirectly from the housing board. TO name a few cities banking on housing board are: Luck now, Agra, Ghaziabad, Meerut, Allahabad, Kanpur, Mathura, and Varanasi.

Apart from the above mentioned cities, Uttar Pradesh housing board has given shape to many homeless people’s dream of owning a house in rural areas. It could strike a balance with the development rate of the major cities to the rural towns and villages. Like in other few states where loans are provided to purchase a house under the housing board scheme are also available in Uttar Pradesh. The big loan giving firms, LIC (Life Insurance Corporation), UTI (Unit Trust of India), HDFC and Housing and Urban Trust of India are helping Uttar Pradesh housing board’s customer to ensure the financial aid in the form of loan which is to be repaid back in monthly instalments. Renowned engineers and architects are helping build the infrastructure of Uttar Pradesh efficiently.

The population in cities of Tamilnadu has been increasing alarmingly as people from rural areas are moving over to earn their bread and butter. To find solutions for such cross knots, the government of Tamilnadu has brought a special body called Tamilnadu housing board in to existence. Right from the inception this housing board has created wonders as it could outplay the mounting housing demands year after year. Another characteristic of the Tamilnadu housing board is that it has always built projects for all sections of society without actually leaving out any community on the basis of some discrimination. Most of the times projects are divided in to classes based on the income class of the people who are intending to buy a home for themselves. The efficiency of the housing board is very high as the records suggest that till date it has built many units which sum up to whooping 3,50,027 potential units. Also the quantity is not the matter, it’s the quality which is taken good care by housing board officials as they intend to value the customer’s money. All the units built under the supervision of housing board maintain global standards. Coming to the planning procedure, housing board manages to get the best of architects as the ventures are designed in accordance to the landscape so as to bring out a better panoramic view of the contour.

Apart from permanent residency colonies, Tamilnadu housing is managing to build ventures purely meant for rental purpose which are directly under the control of the Tamilnadu government. Many housing projects taken up by housing board are located in and around Chennai which include the likes of S.A.F Games village, Koyambedu. This complex is sorted as the largest building that stands tall in the city of Chennai. Housing board not only restricts itself to cities, but also takes care of small town development. Some districts benefitted from these schemes are Namakkal, Perambalur and Thiruvallur. Other cities like Coimbatore, Thirunelveli and Vellore are other major benefiters from the schemes such as landscape development program.

The Oriya land, Orissa is situated on the eastern coastline of India. Although the state is backward in many concerns, recent advancements and effective implementation of efficient age old policies have the state right on the track of urbanisation and development. Talking about the housing board which was established in the year 1968 has come of terms in past few decades. At the point of inception, the Orissa housing board had the objective of modernisation of urbane cities and lagging rural areas. Due to economic advancements, the housing board is able to compete with other successful states where such housing board protocol is operational. The housing board here in this state has successfully implemented the concept of giving loans to the home seeker as in the payback schedule was planned on a monthly basis. The weaker economic sections have benefitted a lot from the ventures developed by the housing board. The speciality of Orissa housing board is that it has worked mainly to strengthen the rural sectors which are major set back since illiteracy still prevails to a large extent. According to the official numbers, the Orissa housing board has completed construction work of around 28500 housing societies which are spread over many districts of the state. The financial matters of the residential ventures are taken care of by HUDCO. These residential projects mainly comprise furnished apartments and flats. Besides flats and apartments, duplexes are also being shaped up for accommodation.
Apart from Bhubaneswar, cities like Cuttack have been enjoying the ventures developed housing board. Many commercial complexes are being built in such cities to boost the revenue and to add to state’s infrastructure.

Kerala, the southern state of India is more known for the highest literacy rate it possesses. People of Kerala are very humble and helping natured and so is the government of Kerala. It has taken good care of the citizens of Kerala. The housing board of Kerala came in to existence in the year 1971. At the time of inception, the housing board had a single objective of providing homes for the economically weaker sections but as time passed by the priorities shifted to a more fruitful path. Of late Kerala housing board has started to build house which comprised of comfort and a flavour of lavishness. It is safe to quote that the housing board has taken up the lines of real estate business where every class of society is given the opportunity of owning a house based on their respective budget. This pragmatic approach has brought about harmony and equality in the society as no single social group was enjoying all the lucrative perks provided by the government. As a result, the Kerala housing board is the most sorted out government governing body.

The biggest advantage of owning a house under the housing board schemes is that the house is under direct control of the government of Kerala. Housing board takes active part in fulfilling the customer needs and facilities. There is no reason to wonder why housing board is being awarded as the best housing board by the HUDA (Housing and Urban Development Corporation) year after year. The housing board scheme is not restricted to parts of the state. Every corner of the state has been receiving the services of housing board. The districts benefitted by this housing scheme are: Thiruvanthapuram (The capital city of Kerala), Ernakulam, Kannur, Thrissur, Kollam, Kozhikode, Palakkad, Allappuzha and others.
Most residential ventures are sold in the auction format. Also the residential projects consist of flats and duplexes predominantly. This enables effective usage of land and revenue. Such projects taken up by housing board add to the infrastructure and economic well being of the state.

The housing board of Karnataka came in to existence in the year 1962 as a result of the Karnataka housing board Act. Before the establishment of Karnataka housing board, the Mysore Development Authority was held responsible for the housing sectors development. The existence of Karnataka housing board has brought about the availability of homes to the inhabitants of Karnataka with decent and affordable modules of amenities and budget. Unlike the housing boards operations of its neighbours, the housing board of Karnataka takes care of the recognition and development the project site. It has been equipped with efficient engineers and architects who plan the basic lay out of the project. The Karnataka housing board is very responsible as it supervises and directs the module for implementation of meticulously drafted housing schemes. Also the clarity of housing board act is so defined that the land speculations are subjected to jurisdiction of the government of Karnataka.

Talking about the schemes implemented by Karnataka housing board, we can name a few like: Composite Housing Schemes, Group Housing Schemes, Satellite Townships, Office Complexes, Labour Housing Schemes, Multi storied Apartment High Rises and Commercial Centres. The protocol followed for these housing schemes is generally based on LIG, MIG, and HIG categories which are again based on the prices of the houses put on auction. Housing board not only builds residential sectors but also provides facilities like asphalted roads, drinking water supply, drainage system, electricity, adequate sewage system and street lights. Some high end townships developed by the Karnataka have Commercial Plazas, retail outlets, small offices and also entertainment zones. Until the cost break even occurs, the Karnataka housing board takes care of amenities and receives tax for using these complexes. After meeting the costs the housing board would give away this responsibility and revenue option to the local Municipal commission. Many complexes erected in cities of Karnataka are generally built based on this scheme of housing boards. Due to its foresight and implantation planner of its schemes, housing board of Karnataka is one of the most popular government organisations in the state.

The hill state, Himachal Pradesh has implemented the housing board concept late in the year 2004. Himachal Pradesh nagar vikas Pradhikaran which existed before inception of housing board was merged with Himachal Pradesh Housing and Urban Development Authority to deal with development of ventures comprising residential colonies, by the state government of Himachal Pradesh. HIMUDA has planned and successfully implemented many project schemes in the cities like: Shimla, Rohroo, Sunder Nagar, Nahan, Dehra, Dharamsala, Palampur, Kangra, Bangana, Parwanoo, Rampur, Solan, Mandi, Paonta Sahils, Hamirpur, Indore, Kandrori, Una and Baddi.

The encouraging factor for HIMUDA is that there are tourists visiting the hill stations in the state where the residential complexes are given on rental basis all round the calendar. Also himachal Pradesh possesses excellent weather which makes many people come over here in this state to settle. Housing board takes utmost care while finalising the landscape for erecting any residential venture. The designs implemented are planned with long foresight. It has also called for many different schemes to facilitate the growing population in the state. The himachal Pradesh housing board has assumed the objective of serving all income classes which has accounted for the popularity of the housing board in the state in such less time. All classes who are intending to buy flat or exquisite duplexes or bungalows or plots, Himachal Pradesh Housing Board and Development Authority provides required units at an affordable price. Special interest is taken by the housing board to procure basic amenities inside the residential colonies developed by it. Recently HIMUDA have launched an official website: http://www.himuda.com which possesses all information regarding the projects and availability of permanent/rental houses.

Himachal Pradesh is known for the proximity of Himalayas situated in this state. Also it is home for many religious centres and many ice skiing tracks, as a result even foreigners also turn up to enjoy the beauty of nature in the state. To meet the standard of foreigners’ requirement, housing board has developed several rental residencies which could meet the demand in any season of the year.

Chhattisgarh is one of the three new states formed to add up the already existing twenty five states in India. After formation of this separate state, the government of Chhattisgarh has brought the act of housing board in to immediate existence. The growth in urbanisation in this state has encouraged people to come settle in this state. To accommodate the settlers and to fulfil their own house dreams, the state government is striving hard to meet the expectations of the residents of the states. The main objective for putting up of this housing board is that the betterment of people who belong to various social statuses.

The houses built up by the housing board are purely dependent on the home seeker’s requirements which can range from comfort, convenience to budget which the buyer can afford. Many residential ventures have taken shape in the cities and towns of Chhattisgarh. To name some we have Bustar, Dantewada, Raipur, Kerba, Surguja, Bilaspur, Durg, Raigarh and Jashpur. Showing the super success of residential assignments, Housing board of Chhattisgarh has taken up the construction of many commercial complexes for giving them to lease to corporate offices and also to retail outlets, shops etc. These projects are planned in such a manner that the requirements of people are given the ultimate priority. Mainly the residential societies are placed at area which persist all basic amenities like markets, parks/playgrounds, entertainment areas. Also factors like public transport including bus, rail and air services are given a thought before finalising the location. For this reason Chhattisgarh state is being helped by the central government by sending eligible and efficient engineers, architects etc to the site.

As this state is still in medieval age of development, the housing board is finding it tough to take this scheme to the root level i.e., rural areas. Also cities in this state are still in budding stages as far as the urbanisation is concerned. The state government is trying hard to the possible extent to push ahead the economy of the state.

Chandigarh is the capital city for the states of Punjab and Haryana. Also the city has the recognition of a union territory. In the year 1976, the Chandigarh housing board came in to existence as a result of extension of the already existing Haryana housing board which was actually established in the year 1971. The union territory recognition made the Chandigarh housing board take a face lift to transform itself to Chandigarh Administration undertaking. Since the city is capital for two thickly populated states, migrants push the population of the city to swell year after year. This increasing numbers prompt more demand for shelter which is the foremost challenge faced by the housing board of Chandigarh.

The functionality module of Chandigarh housing board is very simple and transparent. The Chandigarh administration performs the task of allotment of the land and plots to the Chandigarh housing board at regular intervals which depend on the demand for the houses. The housing board calls for an auction or some times even a general draw is conducted to select the people who could be assured of a home. The timing of the ventures is planned in such a manner that housing board tracks down the upswing of real estate prices.

Chandigarh housing board has always kept weaker sections of the society in mind and to provide maximum benefit to these social classes, it has built ventures only for them which are either sold or given away on a hiring deal. In the past few decades, housing board has taken initiative to erect huge ventures which would also solve the problem of availability of rental homes. The most significant quality of housing board has been assuring value to money. The foundation of every venture is supervised meticulously which is another feather in the cap for the proud housing board. Some commercial structures like shopping centres, dairy booths, covered platforms, day markets and service booths. All these advancements in the city of Chandigarh has smoothened life and made life enjoyable. Thanks to efficient planning and implementation modules followed by the Chandigarh housing board.

The government of Andhra Pradesh brought in to existence the act named as The A.P. Housing Board Act in year 1956. Later after four years came the implementation of this act in the form of establishment of Andhra Pradesh state Housing Board. The main objective of this act is to construct houses at affordable prices to many home seekers in the state. Also the repayment plan is very slow paced to facilitate the weaker sections of the state that live on daily wages. The good thing about this scheme is that it not only aids the weaker sections of the society but also helps the middle class people to realise the dream of own house relying on their budget and requirement. This very reason has secured enormous popularity across the state which is being implemented even today.

Andhra Pradesh Housing Board in the past decade has also taken the construction of commercials complexes to accommodate offices and shops. This segment has two advantages mainly. One being the increase of infrastructure in the state and also it would provide an excellent option of revenue which can aid the economic growth of the state. This far-sight of government has lead to thriving real estate sector. The housing board has joined hands with the real estates to build many commercial complexes and houses in residential areas based on the discrimination of rich, middle class and poor. This phenomenon not only brings all sections on to the same street but also provides various jobs to the sections that are in desperate need of them.
A house is offered in two modes: one being the out-right scheme and the other is the hire cum purchase scheme. The first scheme would require the home seeker to make the payment in three months. The second option facilitates the pay back as the instalments are placed without creating any burden to the home seeker. But first to own a house in this format, one needs to apply for the house at the AP housing board paying the Earnest money deposit depending on cost of house applied for.
